Project Summary
The City of Ukiah has received an application for a Minor Use and Site Development Permit located at 760 Apple Avenue (APN 003-050-66). The project site is located on a 0.7-acre parcel that currently supports a commercial contractor business operating as a legal nonconforming use within the High-Density Residential (R-3) zoning district. The applicant proposes to construct a new detached 410-square-foot satellite office to serve as an accessible, ground-floor meeting space for clients and staff. This addition will provide approximately 380 square feet of conditioned workspace, establishing an accessible alternative to the existing second story office space.
The proposed single-story accessory structure will be entirely powered by a self-contained solar system to support lighting, computers, and minor HVAC equipment. The solar inverter and battery storage units will be wall-mounted on the exterior north elevation. The building design will incorporate fire-resistive, durable exterior siding and monitor windows to allow for natural daylight.
Accessibility improvements include the installation of one ADA-compliant van-accessible parking space and an accessible path of travel connecting the proposed office to the parking area and an existing ground-floor bathroom in the main shop building. Modest perimeter landscaping will be installed adjacent to the existing employee garden, featuring drought-tolerant plants such as coast rosemary, lavender, and ornamental grasses. Existing fencing, signage, entry gates, and driveway will remain unchanged, with no grading proposed.
